Pwani Estates has worked the Kenyan coast since 2011, from Watamu and Malindi down through Kilifi to Diani. We act for resident buyers, diaspora investors and developers, and we are as comfortable with a two-acre beach plot and its beacons as with a completed villa.

Before It Reaches The Site

Four Things We Check First

Coastal property lives or dies on its paperwork. These happen before a listing is published — and where something is unresolved, we say so on the listing rather than leaving a buyer to find it.

Title search

An official search at the land registry, so the seller on the agreement is the owner on the record — and anything registered against the title shows up before money moves.

Beacon verification

We walk the plot and find the beacons. A deed plan is a drawing; beacons are where the parcel actually is. On the coast the two do not always agree.

Setback measurement

How close to the high-water mark you may build is not a matter of opinion. We measure it before the listing goes up, so beachfront is described by what is buildable.

Tenure check

Freehold or leasehold, and if leasehold, how many years remain and on what terms. It changes what the land is worth and what a bank will lend against it.
